Welcome to Guesthouse on Keam 🌿

We want every guest to enjoy a safe, peaceful, and comfortable stay. By booking with us, you agree to the following Terms & Conditions and House Rules.


1.⁠ ⁠Housekeeping & Facilities

  • Rooms are serviced after check-out. Towels, tea/coffee/milk, and toilet paper can be topped up on request.
  • Cleaning is provided every second day. Daily cleaning is available on request at R150 per day.
  • Self-Catering Option: Full use of the kitchen, lounge, and dining room. Strictly no alcohol under this option.
  • Room-Only Option: Use of fridge and microwave only.
  • Pool, lounge, garden, and braai facilities are available for relaxation.


2.⁠ ⁠Check-In & Check-Out

  • Check-in: 15:00 – 15:30
  • Check-out: 11:00 (late check-out without approval incurs R500 penalty or daily rate).
  • Early arrivals: Guests may leave luggage and wait in the lounge/garden until rooms are ready.


3.⁠ ⁠Quiet Hours & Noise Control

Quiet hours: 9:30 PM – 7:00 AM (strictly enforced).

No loud music, shouting, or disturbances during this time.

Standard bookings: No large speakers or base boxes allowed.

Venue Hire bookings: Base boxes permitted at low volume until 9:30 PM only.


4.⁠ ⁠Alcohol Policy

  • Online bookings: No alcohol permitted.
  • Cooler Box Option: On arrival, guests may request alcohol consumption, subject to approval and a R150 fee per cooler box.
  • A “cooler box” is defined as any quantity of drinks brought onto the property (cooler, box, bag, crate, or similar).
  • Alcohol consumption is permitted only until quiet time at 9:30 PM.
  • Common Areas (pool, lounge, garden): Alcohol is not permitted unless under a Venue Hire booking.
  • Venue Hire bookings: Alcohol is permitted until 9:30 PM.


5.⁠ ⁠Venue Hire (Private Events & Functions)

  • Any celebration, party, or gathering must be booked under the Stay & Venue Hire option.
  • Misrepresentation of an event as accommodation-only will result in penalties and cancellation.
  • A R2,000 refundable security deposit is required before check-in. Refunds are processed within 48 hours if:
  • No damage has occurred
  • No excessive cleaning is required
  • No rules were breached
  • All external guests vacated by 9:30 PM
  • External guests must leave the property by 9:30 PM. Only registered, paying guests may remain overnight.
  • No kitchen cooking during events. Braai area, fridge, and microwave are available.


6.⁠ ⁠Smoking Policy

  • Strictly no smoking inside rooms or indoor areas (including vapes/hubbly).
  • Smoking is permitted outdoors only, not inside the pool area.
  • Dispose of cigarette butts and waste responsibly.


7.⁠ ⁠Pool & Safety

  • Use of pool is at guests’ own risk.
  • Tiles may be slippery — exercise caution.
  • No drinking inside the pool.
  • Children under 12 must always be supervised.


8.⁠ ⁠Visitors & Guests

  • Only registered, paying guests are allowed on the property.
  • Unauthorized visitors will result in fines or immediate eviction.
  • Visitors (if approved) may incur an additional fee — arrangements must be made in advance.


9.⁠ ⁠Damages, Deposits & Liability

  • Guests are responsible for any damage, broken/missing items, or excessive cleaning costs.
  • Security deposits may be required for groups or venue hire.
  • Vehicles are parked at owners’ risk.
  • The Guesthouse accepts no responsibility for personal injury, theft, or loss of property.


10.⁠ ⁠Water & Electricity Use

  • Please help us conserve resources.
  • Keep showers short and consider morning showers so hot water is available for all.
  • Switch off lights and appliances when not in use.


11.⁠ ⁠Cancellations

  • Cancellations must be made at least 48 hours before check-in.

While these rules protect everyone’s comfort and safety, you are welcome to enjoy all our shared facilities during your stay — take a refreshing swim, relax in the garden, have a braai with friends or family, or unwind in your room. Our goal is to give you the freedom to relax in a clean, safe, and welcoming space.

📜 House Rules – Venue Bookings (Private Events / Functions)

Please read carefully. By booking the venue, you agree to the following terms and conditions.


🔸 Definition of a Venue Booking

Any guest who invites external guests for a celebration, social gathering, or function (e.g. birthdays, reunions, parties) is considered a venue booking, regardless of the number of attendees.

Misrepresenting your booking as accommodation-only while hosting an event will result in immediate penalties and cancellati


🔐 Security & Holding Deposit

  • A R2,000 refundable security deposit is required before check-in for all venue bookings.
  • The deposit will be refunded within 48 hours of check-out, only if:
  • – No damage has been caused
  • – No additional or excessive cleaning is required
  • – No rules were breached
  • – All guests vacated the property by the agreed time
  • Check-out is strictly at 11:00 AM. If the venue is not cleaned up by this time, R500 will be deducted from the deposit for cleaning.


⏰ Guest Departure Time

  • All external guests (guests of guests) must leave the premises strictly by 9:30 PM, unless prior written approval is granted.
  • No loitering, lingering, or noise is permitted after this time.
  • Only the original, registered paying guest(s) may remain on the property overnight


🔇 Noise & Disturbance

  • No loud music, shouting, or disruptive behavior at any time.
  • Base boxes are permitted only until 9:30 PM at low/controlled volume.
  • Noise must always remain respectful of neighboring properties.
  • Quiet hours begin at 9:30 PM and are strictly enforced.


🍳 Food & Cooking

  • No use of the kitchen for cooking during events.
  • Braai area, fridge, and microwave are available for use.


🚫 Consequences of Non-Compliance

If any of the above rules are broken, the following actions will be taken without further warning:

  • Forfeiture of full deposit
  • Immediate disconnection of electricity to the unit
  • Police will be contacted for trespassing, noise, or public disturbance
  • Permanent ban from making future bookings


💬 Honesty Is Respected

We value guests who communicate openly. If you would like to host a celebration or gathering, please inform us beforehand. We will gladly assist with proper arrangements.

Dishonesty or failure to disclose your intentions will result in penalties and immediate removal.
